Eastgate Market, Gloucester Greyfriars
Next Phase has been appointed by Gloucester City Council to review and refine the concept for a reimagined Eastgate Market, forming part of a wider town centre development that brings together a market, food hall, and cultural space.
The project represents a significant opportunity to reposition the market as a central component of Gloucester’s regeneration, creating a destination that supports both economic activity and community use. As part of a broader vision for the city centre, the scheme aims to integrate traditional market trading with contemporary food, beverage, and cultural offers.
Our work is focused on testing and strengthening the emerging concept to ensure it is both ambitious and deliverable within the Gloucester context. Drawing on industry best practice and precedent studies, we are demonstrating what is possible while shaping a clear and achievable vision tailored to the site, catchment, and wider development objectives.
This work will extend into the development of a comprehensive operational strategy. This includes defining an appropriate management model, working closely with the design team to inform spatial planning and M&E requirements, and ensuring the scheme is operationally viable from the outset. Where appropriate, we will undertake soft market testing to validate demand and operator appetite.
Alongside this, Next Phase will support the development of a full business case, embedding commercial principles early in the design process and ensuring the market can operate as a sustainable and integral part of the wider scheme.
The work provides the Council with practical, evidence based options that can be delivered as funding, phasing and opportunity allow.
